Condition Assessments, Forward Maintenance Planning & Budget Forecasting

  • Babbage Property Consultancy are able to provide varied levels of reporting on building condition assessment depending on our Client's requirements. General Photographic Schedules of Condition for the commencement of Leases, condition assessments to ascertain the condition of buildings for determining immediate repair needs and forward maintenance requirements for forward budget planning, through to Technical Due Diligence surveys (see below). Our services can be specifically catered for your requirements.

Technical Due Diligence

  • The process of systematic review, analysis and discovery about the physical characteristics of the property in order to enable an informed assessment of the risks associated with the property purchase transaction. Babbage Property Consultancy have in-house technical capability in all engineering and architectural disciplines which enables us to provide ‘add-on’ advice as part of our service to give a more detailed and holistic report.

Landlord & Tenant Reinstatement & Make Good - Dilapidations Assessments

  • Dilapidations refers to breaches of lease covenants that relate to the condition of the property, and the process of remedying those breaches at the end of a lease contract. A Schedule of Dilapidations will set out the cost of the works which the tenant is responsible for and should be required to 'Make Good'.  Ideally a Schedule of Condition should be made of a property prior to the start of a lease to qualify the original state of the property on commencement of the lease.

Code Compliance Assessment and Management

  • Many properties throughout New Zealand have been built without final Building Code sign off. Obtaining Code compliance for a property retrospectively is a complex undertaking. Our understanding of the Building Code, and our relationships with Local Authorities, enable us to manage and secure Code compliance certification efficiently and in timely fashion.

Development Monitoring

  • Development Monitoring is the process of identifying, monitoring and advising on the risks associated with acquiring an interest in a development which is not under the clients direct control.   • Providing an expert opinion on building and property related disputes, Babbage Property Consultants can provide qualified assistance to Clients and Clients’ legal advisors in cases of dispute - whether it be in terms of lease obligations or workmanship/warranty and building failure claims.

  • Chartered Building Surveyors are specialists in building refurbishment. We offer a full project management service on all refurbishment projects.

Asset Management and Life Cycle Analysis
